Construction of the EQT Park Prague North project on the D8 motorway is in full swing

On Wednesday, 10 September 2025, representatives of the developer 7R, the investor EQT Real Estate and the municipality of Lužec nad Vltavou met at the EQT Park Prague North site to ceremonially tap the construction column and celebrate the ongoing construction of the park.
EQT Park Prague North, located in the municipality of Lužec nad Vltavou on the D8 motorway, is a joint project of the development company 7R Czech Republic and EQT Real Estate Czech Republic, the Czech branch of the global real estate investment manager. EQT Real Estate is responsible for its financing. Both partners are involved in leasing.

Background
EQT Park Prague North, a state-of-the-art industrial complex, which commenced construction in April 2025 and is scheduled for completion at the end of Q1 2026, consists of two logistics halls with a total lettable area of 56,500 sqm. The larger facility will offer 44,900 sqm, while the smaller one will offer 11,600 sqm of Class A space with the possibility of customisation according to client requirements. Thanks to its excellent location on the D8 motorway, the premises are ideal for companies for which proximity to the Prague market or a direct connection to Germany is important. The park offers future tenants superior aspects: a clear height of 12 m and a floor load capacity of 7 tonnes/m2.
Sustainability
The complex is targeting the international environmental certification BREEAM Excellent, which assesses the long-term sustainability of properties. The halls are designed to be energy efficient. They will have efficient LED lighting installed, a state-of-the-art BMS (Building Management System) that measures media consumption or elements that reduce water consumption. Greenery and flower meadows will be planted as part of the project. Preparations are planned for the installation of photovoltaics, electric vehicle chargers and heat pumps. Sustainable solutions can be extended to include rainwater flushing toilets and destratification fans.
