Hanon Systems' Kladno plant receives highest sustainability rating

The Panattoni Park Kladno South industrial zone has received the highest possible rating of Outstanding according to the international BREEAM New Construction sustainability certification. The park consists of a new production hall and a revitalised original building. It is an exceptional project on the Czech market, proving that the modernisation of an industrial hall can meet the most stringent ecological and technical criteria. The total floor area of the project exceeds 36,000 square metres.

Hanon Systems Thermal Technology is the tenant of the facility, which was constructed using a number of innovative and sustainable practices. The company manufactures cooling systems for the automotive industry. With the newly built hall, Hanon has expanded its production space by almost 21,000 square metres. The original hall of over 15,500 square metres has been extensively renovated. Both the construction and the renovation were carried out without interruption to operations.

"Panattoni Park Kladno South is a great example of how our flexible construction and financing model delivers concrete and measurable results. Thanks to the Sale & Leaseback solution, the tenant was able to free up capital, expand production and at the same time significantly reduce the energy intensity of the operation. The fact that we achieved the highest BREEAM New Construction Outstanding rating even with the renovation of the original building confirms that our approach makes sense - both from a sustainability and business perspective," says Jan Andrejco, Regional Development Director at Panattoni.

Sustainability in all phases of the project

Sustainable approaches were taken into account from the initial planning phase. The project was designed with an emphasis on reducing the carbon footprint, maximising energy efficiency and respecting the local environment. Low carbon footprint building materials were used and the quality of the indoor environment was also considered to ensure healthy working conditions for employees.

A waste management plan was consistently applied during construction to minimise waste production and maximise the proportion of recycled materials. In total, more than 85% of construction waste was diverted from landfill. During the logistically challenging construction phase, a helicopter was used to transport some of the technology, which significantly reduced the traffic load in the surrounding area.

The industrial park is extremely energy efficient in operation. The combination of gas heating and heat pumps, together with a 2 225 kWp photovoltaic system that covers 100% of the building's electricity consumption, has led to a 54.66% reduction in CO emissions, or more than 3 000 tonnes per year. The installation of a system using rainwater for flushing has led to a reduction in potable water consumption of more than 66%.

A strategic site with future potential

The Kladno region is one of the key industrial areas in Central Bohemia. It is characterised by excellent infrastructure and an available skilled workforce. Important motorway routes D5, D6 and D7 as well as the Václav Havel International Airport are located nearby. The rail link between Prague, Václav Havel Airport and Kladno on a modernised line is also a great promise for the future, which will further strengthen the transport accessibility of this strategic region.
