A new industrial park is being built on the former Poldi Kladno site, construction of the first hall is underway

Developer Panattoni continues to build a new industrial park in Kladno. The project, in cooperation with the investment group RSJ, is being built on the brownfield site of the former Poldi ironworks. The total area of the two planned halls will reach 88,500 sqm.
Panattoni Business Park Kladno targets use for light manufacturing, logistics and warehousing. Construction began in March 2025 and the site is designed to accommodate demanding high-tech operations, including the possibility of building halls with a height of over 30 metres.
Construction is currently underway on Hall B, where Havi will lease approximately 10,000 sqm (out of a total area of 32,900 sqm) and operate a logistics centre for the storage and distribution of food products, including frozen and chilled products. The first phase is scheduled for completion in April 2026.
"Currently, the building envelope and roof have been completed, and work is underway to prepare the concrete for the industrial floor, which will begin in early September," explains Jan Andrejco, regional development director at Panattoni CZ & SK.
Preparations have also begun for the installation of the cold storage and freezer panels. Furthermore, the approval procedure for the backbone infrastructure (water, sewerage, gas) is underway, and a one-kilometre-long backbone road will be put into operation in the autumn.
The construction of a 55,600 square metre Hall A is also planned for the site. Overall, the new industrial park has the potential to create up to 2,000 jobs and generate up to CZK 310 million annually for public budgets, according to the company.
Sustainable elements
The project emphasises sustainability and aims for an Excellent rating under the international BREEAM New Construction certification. Sustainable features at the new site will include photovoltaic power plants for self-generation, heat recovery, intelligent energy management, rainwater harvesting and reuse. Heat pumps with a capacity of 340 kW will use waste heat from the cooling technology as the main source of heating for the buildings, significantly reducing dependence on fossil fuels.
Recycled building material from the original buildings is being used in the construction - more than 7,300 cubic metres of recyclate has been extracted, crushed and sorted on site. In addition, 500 tonnes of steel and iron were recycled from the waste.
Transport accessibility
The site is located 30 kilometres from Prague, and the proximity of the D5, D6 and D7 motorways provides links to the rest of the Czech Republic and Western Europe. The Kladno-Svermov railway station is within walking distance, which will contribute to the accessibility for employees. The planned high-speed railway from Václav Havel Airport to Kladno will further improve transport links.
