UDI Group sold its D1 site. Sázava Logistics Park acquired by SEGRO European Logistics Partnership

International developer UDI Group has sold its logistics complex on the 34th kilometre of the D1 motorway. Sázava Logistics Park is now owned by the British group SEGRO European Logistics Partnership. Both parties have agreed not to comment on the sale price.

The park, located directly on the D1 exit near the village of Ostředek, has more than 46,000 sqm of space in four fully leased halls. Its construction required an investment of around CZK 1 billion. Nearly 300 employees have found work in the four plants. The Group is currently building another similar facility, which will offer 130 thousand m2 of space in three halls on the D5 motorway, at an investment cost of CZK 3.5 billion.

"As a developer, we carry out similar projects primarily with the aim of their subsequent sale into the hands of the end operator. We completed the Sázava Logistics Park in 2023. However, the situation on the Czech real estate market at that time was not very favourable for such transactions due to the war in Ukraine and the related energy crisis. Investors, especially foreign ones, were cautious about new acquisitions. Therefore, we decided to postpone the sale until a more suitable time", said Jan Chromeček, Development Director of UDI Group. "We are pleased that our site has been acquired by the renowned SEGRO Group, which has more than 100 years of experience in the industry and operates in a number of European countries", he added.

All warehouses with a total area of over 46,000 sqm in the Sázava Logistics Park are fully leased. The tenants include major companies. The logistics company WEDO (now part of Allegro) has located its sorting and distribution centre for the whole Czech Republic and Slovakia, while the largest of the halls is used by the Nagel Group, which stores foodstuffs for Czech retail. Marimex also has a central distribution centre on the premises and the freight forwarding company Emons has a warehouse for the whole of Bohemia.

Emphasis on environmentally sustainable solutions

The complex has been awarded BREEAM Very Good environmental certification. It operates with a range of environmentally friendly measures. Of particular importance is the low energy consumption, which is ensured by high-quality building insulation. It also has a unique water supply where all drinking water is produced from rainwater. Modern truck loading bays reduce heat loss in winter and light and partially green roofs minimise heat island formation in summer. Biodiversity has also been considered, with a variety of different insect and bird nesting sites, complete greening and the planting of hundreds of new trees.

An even higher standard on the D5 near Pilsen

The UDI Group is currently building another similar site on the D5 motorway near Přehýšov at a cost of CZK 3.5 billion. A total of 130,000 m2 is being built in three halls on D5. Here, too, UDI Group has focused on sustainability. The solar panels on the roofs could produce up to 11 MW at peak when fully installed. Rainwater will be used as so-called grey water. Biodiversity measures will include the construction of bio-corridors in place of regulated streams. The site will be certified to the BREEAM environmental standard, aiming for an Excellent level. The site is suitable for both logistics and manufacturing.
