Panattoni announces tenant in Zdice and signing of memorandum in Karviná

Two new developments on the Czech market have been announced these days by developer Panattoni. Noviko Animal Health, a member of the Covetrus Group, which supplies dog, cat and other pet food under the Calibra brand, has become a new tenant at its premises in Zdice, Central Bohemia. And last week, its representatives signed a memorandum of cooperation on the Panattoni Smart Park Karviná industrial zone with neighbouring towns and institutions.

The operation in the Panattoni Park Zdice premises, covering over 12,000 sqm, will allow Noviko Animal Health to expand its warehouse capacity and achieve greater operational efficiency. The investor of the project is Accolade Group.

The Calibra brand, which originated in the Czech Republic, has been on the market for over 20 years. It offers a wide portfolio of premium and super-premium foods, treats and other supplements for dogs, cats and small rodents. It has also been developing specialized veterinary diets for a long time. Calibra is one of the Covetrus Group's own brands and is now successfully sold in more than 30 countries worldwide. The new warehouse will be used for its further expansion.

The operation in Zdice will be the third and largest distribution centre of the Covetrus Group in the Czech Republic, which will also offer modern technologies to ensure proper storage conditions for animal feed and other products according to the strictest standards.

"This move will allow us to serve our customers more efficiently and support the global expansion of our brand," says Martin Koudela, managing director of Calibra. "This move represents a significant improvement in our supply chain and will ensure smooth deliveries to customers around the world," adds Lukáš Pravda, director operations Noviko for the CEE region.
"Noviko's decision confirms our ability to offer flexible facilities that can adapt to the individual needs of even the most demanding clients. The fact that several companies from different sectors and with different types of operations are successfully operating in one hall is the best proof of this," says Klára Sobotková, regional development director at Panattoni. Toyota Material Handling, a manufacturer of forklift trucks, or Vafo Praha, a producer of animal feed, already operate in the same hall.

Noviko Animal Health will use 12,400 m2 of space in the facility, from where it will distribute products requiring specific storage conditions. The premises will therefore be equipped with a cooling system to ensure that the internal temperature does not exceed 25 degrees Celsius. The company will take over the new premises by the end of 2025.

Developer Panattoni and investor Accolade are also continuously making extensive investments in the adjacent infrastructure and surrounding landscape. As part of the project, the dirt road leading from the village to the motorway has already been reconstructed and a new roundabout has been created at the entrance to the site. The development also includes the construction of a cycle path, gas and sewerage connections to nearby Knížkovice.

Signing of the memorandum in Karviná

Last week, Panattoni signed memoranda of cooperation with neighbouring towns and institutions regarding the Panattoni Smart Park Karviná industrial zone. The long-planned industrial park will be built on a site affected by coal mining near the former Barbora mine. The memorandum of mutual agreement and understanding of the parties regarding future cooperation in the preparation and implementation of the project was signed with the developer by representatives of the Moravian-Silesian Region, Karviná, Havířov, Orlová, Bohumín, the Mining University - Technical University Ostrava and POHO Park Gabriela.

During the signing ceremony, the results of the current public opinion poll were also published, which show that the industrial zone is supported by more than 70% of the inhabitants of the towns and villages concerned. 65.7% of the inhabitants of the Moravian-Silesian Region have a very or rather positive attitude towards the construction of the industrial zone, and even 70.7% of the respondents from the surrounding towns and villages expressed this opinion. Only 6% of the inhabitants of the Moravian-Silesian Region, and 6.4% of the inhabitants of the surrounding towns and villages, have a very negative or negative attitude towards the planned industrial zone.

Panattoni bought the land around the former Barbora Mine from Asental. For example, the civic association Stará Karviná objected to the fact that the building was to be built near the church of St. Peter of Alcantara, as it wrote in October 2023 server iDnes.cz.
