Laying the foundation stone of the BMW Group's state-of-the-art logistics centre

On Thursday 15 May 2025, representatives of the Czech property developer Gridarch (formerly Concens Investments), the BMW Group, the Statutory City of Ostrava and the Moravian-Silesian Region jointly planted the first three Czech lime trees in the BMW Group's logistics centre project. It will be built on an area of 126,000 m2 of Phase III of the Ostrava Airport Multimodal Park (#OAMP) near the Leoš Janáček Airport in Mošnov. Its pilot operation should start in Q1 2026, with full operation at the end of 2026. The BMW Group will ship its production components overseas from Mošnov - mainly to Asia and America.

"Thanks to the long-term lease agreement we have entered into with BMW Group, we will be able to continue to develop the site, where we have been operating since 2018 and which is unique not only for its location, but also for its combination of air, truck and rail cargo transport. The construction of three halls of more than 123,000 sqm to be used by the BMW Group represents Phase III of the development of the Ostrava Airport Multimodal Park in Mosnov," says Tomáš Novotný, CEO of the development company Gridarch, adding: "We plan that the construction of these properties will take place by Q1 2026."

Oliver Bilstein, Head of BMW Group Oversea Logistics, says: "The opportunity to become part of the growing logistics hub in Ostrava is a great development for the BMW Group supply chain. The new logistics hub will be a key part of our network and will provide parts for car and motorcycle production overseas. We could say "from the Czech Republic to the world", because the parts will be delivered to our factories in Brazil, Thailand and India, for example. We plan that distribution from Ostrava will be fully operational by the end of 2026."

"The development of the industrial zone in Mošnov confirms that Ostrava has a lot to offer even the world's most important brands. The new BMW distribution centre in Mošnov within the Ostrava Airport Multimodal will become an important logistics hub that will ensure the export of production components to the whole world and underlines the importance of this location also for global supply chains. The long-term and demanding preparation of the project will now bear imaginary fruit in the form of a quality employer, which we want in the zone and whose interest in operating in the Mošnov zone is a testimony to the attractiveness of Ostrava. The cooperation of the city on this project is proof of our efforts to create a quality environment for modern industry and logistics. We believe that this is another step on Ostrava's path to becoming the technological centre of the Czech Republic. I also expect that the implementation of the project will have a multiplier effect and that BMW will be followed by other subcontractors of services and products. In short, the BMW brand will attract more investors to the region," added Jan Dohnal, Mayor of Ostrava, the city that manages the strategic industrial zone in Mošnov.

"The connection of the airport cargo, the railway and the motorway makes the Mošnov industrial zone a logistics hub unparalleled in the Czech Republic. I am glad that its strategic advantages - its location in the heart of Europe, proximity to important customers, quality infrastructure and transport links - have been appreciated by the BMW Group and it has decided to build its logistics centre here. We appreciate it. We need prosperous companies to locate in our region, especially those that invest in innovation and industrial research and development. Projects with high added value will bring economic gains and improve the quality of life in our region," said Josef Bělica, the Governor of the Moravian-Silesian Region.

Ostrava Airport Multimodal Park in Mošnov

➢ Phase I - completed construction (4 halls). In 2018, the development company Gridarch started the construction of Ostrava Airport Multimodal Park in Ostrava Mošnov, which today comprises 138,000 sqm of prime industrial real estate leased to leading logistics and manufacturing companies. The site also includes a 151,000 sqm rail container terminal. In 2021, part of the site, together with the production park in Nosovice, was sold to the American real estate investment fund EQT Exeter (now EQT Real Estate).

➢ Phase II - completed construction (4 halls). In the spring of 2024, Gridarch started construction of Phase II of Ostrava Airport Multimodal Park in Mosnov, which includes 120,000 sqm of prime Class A commercial space. It comprises 4 halls for logistics and light manufacturing. Construction was completed in March 2025. Three halls were acquired by the American investor EQT Real Estate. The fourth hall of 12,000 sqm is leased to the international manufacturing company Brose and remains owned by Gridarch.

➢ Phase III - construction started (3 halls). Includes 3 new halls to be used as a distribution centre by the BMW Group under a 10-year lease. The construction is expected to be completed in Q1 2026 and the distribution centre should be operational by the end of 2026.

➢ Phase IV - under construction (1 hall). An industrial hall of 97,500 sqm is planned to be built on a 155,000 sqm site, which has planning permission.

The total area of the Ostrava Airport Multimodal Park may exceed 550,000 m2 of leasable commercial space in the coming years.
