Polish developer 7R receives building permit for its first project in Czechia

After securing the necessary building permits, the Polish 7R Group is about to start construction of its first industrial project in the Czech Republic. The new 7R Park Lavičky warehouse will be built on a strategically located link between Prague and Brno, in close proximity to the D1 motorway. The total investment will exceed CZK 750 million.

7R, a company known for its quality warehouse projects, is entering the Czech market as part of its strategic expansion. This is the first foreign project for the company, which has experienced rapid growth on the Polish market over the last 15 years. 7R specialises in building innovative, environmentally friendly warehouse and production facilities tailored to the needs of its customers.

"Our premiere project in the Czech Republic represents a significant milestone after years of meteoric growth in Poland. We have just obtained the building permit for the first building. We have completed more than 100 buildings in Poland with a total area of 1.8 million sqm. We have developed a perfect product, gained great experience at every stage of the development process and today we are ready to enter a new market," said Tomasz Lubowiecki, CEO and founder of the 7R Group.

The warehouse park of the 21st century

7R Park Benches D1 Highway will be a modern warehouse park consisting of one building with a total area of 26,000 m2. In line with the developer's strategy to reduce its carbon footprint, it will feature a range of eco-friendly solutions designed to reduce CO2 emissions and operating costs. These initiatives include LED lighting with an intelligent control system, photovoltaic installation, electric vehicle charging stations and the use of grey water for toilet flushing. Extended landscaping will also ensure biodiversity through the planting of flower meadows, trees and shrubs around the park. Rainwater will be used to maintain the green spaces. The project is designed to achieve BREEAM Excellent certification.

A significant advantage of this project is its excellent location - it is located in close proximity to the D1 motorway just 50 kilometres from Brno, and 135 kilometres from Prague. Combined with its attractive design and ecological solution, it embodies everything that demonstrates the high quality of 7R Group products. I am convinced that it will meet with the interest of potential tenants on the local market. At the same time, we are actively pursuing further acquisitions and expanding our presence in the Czech Republic," says Chris Zeuner, 7R's investment director responsible for the group's development in the Czech Republic.

The planned completion date of the project is the third quarter of 2025, the value of the investment exceeds CZK 750 million.
